Actively Listed Single-Family Homes

Year-over-year, active listings of single-family homes has decreased 29% from 770 in June 2022 to 549 in June 2023. The median list price has increased by 4% from $440,000 in June 2022 to $455, 495 in June 2023.


Month-over-month, active listings of single-family homes has increased by 6% from 517 in May 2023 to 549 in June 2023. The median list price has decreased by 3% from $469,900 in May 2023 to $455,495 in June 2023.



Sales Activity Of Single-Family Homes

Year-over-year, the number of sales of single-family homes has decreased by 17% from 508 in June 2022 to 421 in June 2023. The median sale price has decreased by 1% from $455,000 in June 2022 to $450,000 in June 2023.


Month-over-month, the number of sales of single-family homes has increased by 4% from 404 in May 2023 to 421 in June 2023. The median sale price has remained constant (less than a 1% change) from $449,913 in May 2023 to $450,000 in June 2023.



Original List Price vs Sale Price Of Single-Family Homes

In June 2023, single-family homes sold at 98.8% of the original list price. In June 2022, they sold at 101.3% of original list price and in May 2023 they sold at 98.7% of the original list price.


Summary

The inventory of single-family homes is down significantly from last year and up slightly when compared to last month. A low inventory of homes gives buyers less options when searching for a home. Similar to the trend in inventory, the number of sales are down significantly from last year and up slightly when compared to last month. The median sale price is remaining consistent. Down only slightly to last year and approximately the same as last month. In June of 2022, on average, single-family homes were selling over the original listed price. For May and June of 2023, they are selling at approximately 99% of the original listed price.
