Central Florida Real Estate Weekly Market Report: July 30 - August 5, 2023


The weekly sales of single-family homes in 2023 exceeded the number of sales for the same week 2022. (481 vs 471).

The median sale price of single-family homes increased in 2023 to $435,000 from $430,100 the prior week. This week in 2022 the median sale price was $412,000.

There were more single-family homes available on the market in 2023 than in 2022 until the week of June 18. There are 4,149 single-family homes available in 2023 compared to 4,952 this week last year.

The days of inventory, or absorption rate, was lower last year than this year until the week of July 16. The absorption rate is a function of the current inventory of single-family homes divided by the average number of daily sales. This result tells us how many days it will take to sell the inventory available on the market. There is currently 60 days of inventory compared to 74 days this week last year.
